Can you believe we’re already halfway through August? Between long summer nights, community events, and clients making big real estate moves, it’s been a busy season in Chatham-Kent. Here’s your update on what’s happening locally, in the market, and in my current listings portfolio.
Community Happenings in Chatham-Kent
There’s no shortage of summer fun around here! Mark your calendars:
Mustangs & Mustangs Airport Show – A perfect blend of horsepower on the runway and under the hood.
Red Barn Farm Fest & Ridgetown Car Show – Classic cars, farm vibes, and family fun all in one.
102nd Annual Buxton Homecoming – A powerful tradition of history, heritage, and community.
Whether you’re here for the planes, the cars, or the community spirit, there’s something for everyone this month.
Chatham-Kent Real Estate Market Snapshot – July 2025
115 homes sold in July – down 11.5% compared to July 2024.
Sales were 10.3% below the 5-year average and 13.3% below the 10-year average for July.
Year-to-date: 729 homes sold, just a 2.8% dip compared to the same period last year.
Average sale price (July): $443,205 (a 2.7% drop from 2024).

Wrapping It Up
Between community celebrations and the shifting market, August is a reminder that real estate is about more than buying and selling—it’s about connection, timing, and opportunity. If you’re curious about your home’s value, or you’re ready to make a move, I’d be happy to chat.
Here’s to enjoying the last stretch of summer!
