Spring is here, the market is moving, and Chatham-Kent is waking up from its winter hibernation.

April has arrived, and with it comes more listings, more buyers entering the market, and more community events filling up the calendar. If you’ve been waiting for the spring market to bloom… consider this your sign.

🏡 Market Update – Chatham-Kent

March brought 97 home sales, which was a 6.6% increase over March 2025. While sales improved year-over-year, they were still 11.3% below the five-year average and 16.8% below the ten-year average, a reminder that buyers are still selective and strategy matters.

New listings were strong, sitting 3.5% above the five-year average and 24.8% above the ten-year average, meaning buyers have more choice and sellers need to stand out.

The average sale price in March was $414,000, down just 1.3% from last March. In other words: prices remain relatively stable, not crashing, not skyrocketing… just behaving for once.

What This Means:

For Buyers:

More inventory means more options, less panic-buying, and more room to negotiate. 

For Sellers:

Homes are selling, but presentation, pricing, and marketing are everything right now. The days of tossing it online and hoping for chaos are behind us.

March Market Update

Hi everyone,

The February market in Chatham-Kent came in quieter than expected, with sales down over 24% compared to last year and sitting well below typical seasonal averages. A mix of winter weather and cautious buyers likely played a role, but what this really means is opportunity—less competition, more negotiating room, and a chance for strategic moves before the spring rush wakes everyone back up.

Inventory remains active, and while some sellers are adjusting expectations, well-priced homes are still moving. If you’ve been thinking about making a move, this current window may be one of the more balanced markets we see this year—where buyers have breathing room and sellers still have serious interest.
