 Chatham-Kent Real Estate Market Snapshot – July 2025

  • 115 homes sold in July – down 11.5% compared to July 2024.

  • Sales were 10.3% below the 5-year average and 13.3% below the 10-year average for July.

  • Year-to-date: 729 homes sold, just a 2.8% dip compared to the same period last year.

  • Average sale price (July): $443,205 (a 2.7% drop from 2024).

  • Year-to-date average price: $434,960 (up 1.4% from 2024).

 Translation: Inventory is moving a little slower than last year, but values are holding strong. If you’ve been waiting for a window to enter the market, this may be it.
