The February market in Chatham-Kent came in quieter than expected, with sales down over 24% compared to last year and sitting well below typical seasonal averages. A mix of winter weather and cautious buyers likely played a role, but what this really means is opportunity—less competition, more negotiating room, and a chance for strategic moves before the spring rush wakes everyone back up.
Inventory remains active, and while some sellers are adjusting expectations, well-priced homes are still moving. If you’ve been thinking about making a move, this current window may be one of the more balanced markets we see this year—where buyers have breathing room and sellers still have serious interest.
