October was a busy month for local real estate! According to the Chatham-Kent Association of Realtors, we saw an incredible 298 new listings — the highest number ever recorded for October! That’s a 28% jump from last year and more than 50% above the 10-year average.
With 564 homes on the market, buyers now have more choices than they’ve had in over a decade. Average home prices held steady at $419,216, a modest 1.5% increase year-over-year. It’s an exciting, balanced time for both buyers and sellers — more inventory, steady prices, and room to find your perfect fit.

Sales were 10.3% below the 5-year average and 13.3% below the 10-year average for July.
Year-to-date: 729 homes sold, just a 2.8% dip compared to the same period last year.
Average sale price (July): $443,205 (a 2.7% drop from 2024).
Year-to-date average price: $434,960 (up 1.4% from 2024).
Translation: Inventory is moving a little slower than last year, but values are holding strong. If you’ve been waiting for a window to enter the market, this may be it.

Average Sale Price: $412,520 (up slightly from $405,422 last year)
Average Days on Market: 43 days (vs. 37 in May 2024)
Sales Volume: 151 homes sold (up from 117 last year)
Inventory: 6 months of supply
Active Listings: 924 (a big increase from 828 last May)
List-to-Sale Ratio: 97.4% — Sellers are still getting close to asking price
